Moving home in Umm Al Quwain is easier than in most emirates when it comes to traffic, and harder when it comes to volume: homes here are mostly villas and wide ground-floor houses with majlis rooms, courtyards and storerooms, not small flats. Al Basmah International Shipping moves the whole home inside Umm Al Quwain and to the other emirates, with a WhatsApp survey, packing, dismantling and assembly, a closed truck with a tail-lift, and a crew in uniform. A one-bedroom flat starts from AED 1,100 and a three-bedroom villa from AED 3,700; your final price comes to +971557643821 once we see the photos.

What makes moving house in Umm Al Quwain different?
Roads are quiet and there is usually parking right outside, so no time is lost waiting for a lift as in the towers. But one house holds more: a men’s majlis and a women’s majlis, many rooms, sometimes an outdoor kitchen, and a courtyard with seating, garden tools and barbecues. The work is about volume and order, not floors.
Ground-floor houses
The carry from door to truck is usually short, so heavy furniture moves quickly with less dismantling.
Majlis rooms
Floor seating, cushions and large rugs need careful wrapping and their own place in the truck.
Courtyard and storeroom
Outdoor tables, barbecues, bikes and garden tools are all wrapped and counted in the volume.
Multi-storey buildings
Al Salamah, Al Maidan and Al Humrah have flats where we book the lift or carry by stairs.
How much does a home move in Umm Al Quwain cost?
We put prices first, because a surprise on the bill is what worries people most. These are starting prices for a move inside Umm Al Quwain, including basic packing and bed and wardrobe dismantling and assembly.
| Home size | Price starts from |
|---|---|
| Studio | AED 920 |
| One bedroom | AED 1,100 |
| Two bedrooms | AED 1,650 |
| Three-bedroom villa | AED 3,700 |
| Larger villas, single items, offices, moves to another emirate or abroad | Price sent on WhatsApp once you share the details |
What decides the final price?
| Factor | In Umm Al Quwain homes |
|---|---|
| Volume | Majlis rooms, courtyards and storerooms can double a villa’s volume compared with a flat |
| Floors and lifts | A ground-floor house is faster; a fourth-floor flat with no lift needs more hands |
| Distance | Inside the town costs less; Falaj Al Mualla, Dubai or Abu Dhabi cost more |
| Packing level | Full packing of every room or fragile items only |
| Dismantling | Wooden kitchens, built-in wardrobes and large bedroom sets take longer |
| Timing | Month-end and holidays are in highest demand |
| Parking and permits | Rarely an issue in residential areas; taken into account in managed buildings and compounds |
Tip: before the survey, open the storeroom and film it, and film the courtyard too. These two spaces are the ones most often missed in photos and then discovered on moving day.

A calm two-week plan before the move
What makes moving day comfortable is what you do before it. This is the order we suggest for anyone moving a villa or family house:
- Two weeks before: send photos of the whole house on WhatsApp, book the date, and decide what you will leave or donate.
- Ten days before: apply for power and water at the new home with Etihad Water and Electricity, and request disconnection at the old one for a date after the move.
- A week before: start emptying the storeroom and courtyard; you do not need those things daily.
- Three days before: we confirm the slot, crew and truck size with you, and for a large house we set a packing day before moving day.
- The day before: unplug the fridge, drain the washing machine, and ready a bag of papers and gold that stays with you.
- Moving day: be there when loading starts and at handover; the rest is on us.
How we pack your home, room by room
Kitchen
Plates are wrapped one by one and stood on edge, glasses go into cell cartons, and big pots nest inside each other. Coffee sets, dallahs and finjans get extra care and a “fragile” label. If the house has an outdoor kitchen with a large burner or gas cylinder, we ask you to disconnect the gas and empty what is needed before we arrive; filled cylinders do not travel with the furniture.

Wardrobes and bedrooms
Hanging clothes go into wardrobe cartons with rails. Large wardrobes are taken apart and each panel wrapped separately so they do not rub. Heavy wooden beds are dismantled at the joints, never by forcing the wood, and mattresses go into full covers.
Children’s rooms
Children’s rooms are left until the last day. Toys go into one carton per child with their name on it, and it reaches the new house first so each child finds their room in order quickly.
Majlis and courtyard
Floor seating and cushions are tied and film-wrapped, and large rugs are shaken out and rolled. Courtyard furniture is brushed clean of sand before wrapping so it does not scratch anything in the truck, and barbecues are emptied of charcoal and ash.
Buildings with floors: lifts and stairs
Not every home in Umm Al Quwain is on the ground. Al Salamah, Al Humrah and Al Maidan have apartment buildings, some with no lift or a small one. There we book the lift with the guard, cover it with blankets, and carry large pieces down the stairs with shoulder straps after taking apart whatever needs it. In villas with an inside staircase, banisters and corners get hard-board protection before the first piece comes down.

Heavy items and large appliances
Many Umm Al Quwain homes have a steel safe in a bedroom, gym equipment in an annex, or a big fridge and freezer in the outdoor kitchen. These are not carried by hand alone: we use moving dollies and lifting straps, protect them with blankets, and raise them onto the truck with the tail-lift. A piano is secured upright and strapped from both sides, and a safe is fixed to the floor of the box, not its side. Mention these pieces in the survey so the right number of movers and tools come.
Moving-day checklist
- Courtyard and storeroom emptied, or their contents gathered in one place.
- Fridge and freezer switched off since the night before.
- Gas disconnected in both the indoor and outdoor kitchens.
- Official papers, gold and cash in a bag with you.
- A first-night bag for each family member.
- New home location sent on WhatsApp, with the number of whoever will receive us if you are not there.
- A photo of the final meter reading at the old house.
At the new home
We unload in the order that makes the house liveable the same night: beds, then fridge and washing machine, then wardrobes, then the majlis. Each piece is assembled where you point, wardrobe doors are adjusted, and cartons are left in their rooms. Before the crew leaves we walk through the house with you to make sure everything arrived.

If the new home is handed over late, your furniture can be held for a short period. See furniture storage in Umm Al Quwain.
Warning: If furniture will sit in an open courtyard even for a few hours waiting to be assembled, ask for it to be covered. Umm Al Quwain sun and sea humidity damage wood, fabric and appliances faster than people expect.
If you are moving out of Umm Al Quwain
Moves to Sharjah, Ajman, Dubai or Ras Al Khaimah are usually done the same day. Taking your furniture to Saudi Arabia or the Gulf goes by road in a closed truck, distant countries by sea, and light items you need quickly can go by air freight. Details are in furniture moving in and out of Umm Al Quwain; for large furniture pieces on their own read furniture movers in Umm Al Quwain; and to compare emirates see home movers in the UAE.
Common questions
Do you move older family houses and large villas in Umm Al Quwain?
Yes, they are most of what we move here. Truck size and crew are set after we see photos of the rooms, majlis, courtyard and storeroom.
How many days does a villa move take?
A three-bedroom villa usually needs a packing day and a moving-and-assembly day; larger villas may need more depending on volume.
Do you move courtyard and garden furniture?
Yes: outdoor tables and chairs, barbecues, bikes and garden tools, cleaned of sand and wrapped.
Do you reach Falaj Al Mualla?
Yes. The distance is included in the price and the load is tied down well for the road.
How do I know what is happening on moving day?
The crew messages you on WhatsApp at loading start, departure, arrival, and handover after assembly.
Can my furniture be insured?
Yes, as an option: ask the team when you send your photos and they explain what it covers.
Do you move an office or shop in the Free Zone?
Yes. Office moves are arranged after working hours or on a day off so your work does not stop, with devices and files numbered by desk. Message the details on WhatsApp for a price.
