Home movers in Dubai who know the city ask about your building before they ask about your furniture: is the service lift booked, has the move permit been issued? At Al Basmah International Shipping, based in Deira on Port Saeed Street, we dismantle, pack, move and reassemble your home in any Dubai neighbourhood, and we keep on top of the arrangements at both buildings so the truck is never parked at the door waiting for approval that has not come through.

Before Moving Day in Dubai
- Move-out permit from the old building and move-in permit for the new one.
- Service lift booked within the building’s permitted moving hours.
- Final DEWA bill for the old home and activation at the new one.
- WhatsApp video survey to choose the truck and crew size.
- Studios from AED 920, one-bedroom apartments from AED 1,100.
Why moving house in Dubai is different
Most Dubai residents live in towers and communities run by property management companies, each with its own rules. A tower in Dubai Marina may allow moves only from 9 am to 5 pm, and a villa community in Arabian Ranches may want advance notice with crew names and the truck plate. A crew that does not plan for this loses half the day at the gate.
So in your first message we take the names of both buildings or communities, tell you what each usually asks of a moving company, and send the crew and truck details whenever management requests them.
Lift booking
We schedule loading around the hour you booked the service lift, not the other way round.
Corridor protection
Floors are covered and lift edges and doors padded, as most towers require.
Dismantling and assembly
Beds, wardrobes and dining tables, plus kitchens on request.
Closed trucks
White box trucks with tail-lifts that fit tower loading bays.
Dubai areas we serve
We reach every part of Dubai, old and new. Here are examples, with what moving looks like in each group:
| Area | Neighbourhoods | What we plan for |
|---|---|---|
| Deira and Bur Dubai | Al Rigga, Al Muraqqabat, Al Karama, Al Mankhool, Al Souq Al Kabeer | Busy streets and limited parking; early morning works best |
| East Dubai | Al Qusais, Al Nahda, Mirdif, Al Warqa, Muhaisnah | Mid-rise buildings and villas; easy truck access |
| New Dubai | Dubai Marina, JLT, JBR, Al Barsha | High-rise towers with strict moving hours |
| City centre | Downtown Dubai, Business Bay | Loading bays and lifts booked in advance |
| Villa communities | Arabian Ranches, Dubai Hills, Damac Hills, The Springs, Al Furjan | Gate notice with crew names and truck plate |
| Mid-city | JVC, Motor City, Sports City | Many buildings share one lift; timing matters |
| Outer areas | Dubai Silicon Oasis, International City, Nad Al Sheba | Longer run from Deira; built into the schedule |
How a Dubai move works
- Send the details: old and new building, floor, number of rooms, and the date you booked or plan to book the lift.
- Video survey: we see the furniture and decide what comes apart, what needs a wooden crate and roughly how many cartons.
- Price and date: the price comes on WhatsApp and the date is set around the lift booking.
- Packing and dismantling: the crew arrives before the lift slot to prepare everything inside the flat.
- Loading: starts the minute the lift booking opens so none of the permitted time is wasted.
- Unloading and assembly: beds and wardrobes rebuilt, cartons placed in their rooms.
A WhatsApp message comes with each stage, so you know when loading finished, when the truck left and when assembly began.
Dismantling and packing: what comes apart and how it is wrapped
Not everything needs taking apart. A fixed sofa moves whole, wrapped. A large bed, a sliding-door wardrobe and a glass dining table come apart, because lifts in many Dubai towers are narrower than they look.
| Item | Dismantling | Packing |
|---|---|---|
| Double or king bed | Frame and headboard taken apart | Panels in blankets, mattress in a full plastic cover |
| Large wardrobe | Doors and shelves removed | Mirror doors in rigid cartons with corner guards |
| Glass dining table | Glass separated from the base | Glass in a made-to-size wooden crate |
| TV screen | Taken off the wall bracket | TV carton or thick blanket, kept upright |
| Kitchenware | None | Paper for each piece, dividers for glasses |
In the kitchen we start with what you will not need in the last days: large platters, occasion dishes, small appliances. One carton stays open for tea mugs and a water jug until loading time.

Children’s rooms and wardrobes
School uniforms, bags and books stay with you, not in the truck, especially if you move mid-week during term. Big wardrobes are emptied into hanging cartons, and light chests of drawers can travel full if the drawers are secured with film.
Lifts and permits in Dubai towers
Building management issues the move permit and usually wants a copy of the tenancy contract or proof of ownership, and some ask for a refundable deposit returned once the corridors are checked. In practice:
- Apply for the move-out permit a week ahead if you can; some managers need several working days.
- Book the service lift for long enough; a two-bedroom flat usually needs three to four hours.
- Ask where the truck should park and the height of the loading bay entrance.
- At the new building, request the move-in permit and confirm the service lift is booked for the same day.
- Trucks are restricted on some Dubai roads at peak hours, so we plan the route and timing around that.

Assembly in the new home
After unloading, the crew rebuilds beds, wardrobes and the dining table and puts the sofa and large pieces in place. Kitchen fitting is available on request and agreed at the survey. Before leaving we walk the rooms with you to make sure everything is where it should be and nothing is left in the truck.

If the new flat is handed over days after you leave the old one, your things can be stored in between; see furniture storage in Dubai.
The last week before you move
- Seven days out: apply for permits and book lifts at both buildings.
- Five days out: request the final DEWA bill and set up the account at the new home.
- Three days out: sort belongings and donate what you no longer need.
- One day out: switch off the fridge and pack a first-night bag.
- Moving day: keys and access cards for both buildings, and an adult at each home.
Villa moves in Dubai communities
A villa in Dubai Hills or The Springs needs no lift, but it has its own challenges: a full maid’s room, a store under the stairs, garden furniture and sometimes a small home gym on the ground floor. In villas we start upstairs and work down so the crew is not tripping over cartons on the staircase, and we put two people on the garden and store room while the rest pack the rooms.
Heavy gym equipment such as treadmills has its moving parts removed where possible and travels on wheeled dollies. Outdoor grills are cleaned of charcoal and ash before loading, and the gas hose is disconnected.
What stays with you and does not ride in the truck?
- Passports, tenancy contracts and school documents.
- Jewellery, watches and cash.
- Daily medicines and baby supplies.
- Laptops and backup drives.
Home moving prices in Dubai
These prices cover a move within Dubai with a closed truck, crew, basic packing and bed and wardrobe dismantling and assembly:
| Home | Starts from |
|---|---|
| Studio | AED 920 |
| One-bedroom | AED 1,100 |
| Two-bedroom | AED 1,650 |
| Three-bedroom villa | AED 3,700 |
| Single item, office, Dubai to another emirate or abroad | Send the details on WhatsApp and get your price |
What decides the price?
| Factor | Effect in Dubai |
|---|---|
| Volume | Rooms and large items set the truck size |
| Floors and lift | A booked service lift saves time; a shared lift adds it |
| Distance | Deira to Dubai Marina is not the same as a move within one area |
| Packing level | Basic packing or full packing of crockery and clothes |
| Dismantling | Kitchens and sliding wardrobes take extra time |
| Timing | Month-end, weekends and road peak hours |
| Parking and permits | Loading bay inside the tower or street parking |
Warning: Do not fix a moving date with any company before both lifts are confirmed. A last-minute change can mean the truck and crew are booked for a day the building does not allow moves.
Dubai-specific tips
- Dubai summers are hot even in the morning; keep candles, medicines and electronics in your own car.
- If you live in Dubai Marina or JLT, choose a weekday over a weekend.
- Photograph the corridor and lift before the move so the deposit comes back without argument.
- Tell the community gate about the truck time so it is not held at the barrier.
- For valuable furniture, ask the team about optional insurance.
If something urgent has to go abroad
A move sometimes turns up an item that needs to reach another country fast: official papers, a laptop, or a suitcase for a family member who is already travelling. Light items like these go by air freight, while the furniture itself travels by road or sea; see furniture moving in and out of Dubai. For single pieces or office furniture, see furniture movers in Dubai, and for the countrywide picture home movers in the UAE.
Dubai moving FAQ
Who gets the building move permit?
Building management issues it in the resident’s or owner’s name. We send crew and truck details if management asks and schedule around the hours it allows.
How long should I book the service lift?
About two hours for a studio and three to four for a two-bedroom flat. If packing happens the same day, book a little longer.
Can you move me from Deira to Dubai Marina in one day?
Yes. Any move between two Dubai neighbourhoods is done in a day, planned around peak traffic on the main roads.
Do you take down a wall-mounted TV?
Yes. We remove it from the bracket, pack it upright and remount it on request.
What if the new building’s permit is not ready on time?
We can load and hold your things in short-term storage until the permit comes through, rather than cancelling the day.
Do you move in the evening?
Some towers only allow evening moves, and we schedule accordingly. Orders reach us on WhatsApp at any hour.
How do I follow the move if I am at work?
The crew sends photos and WhatsApp messages at every stage, from packing to assembly.
Lift booked? We are ready
Send both building names and a video of your rooms on WhatsApp, and we will fix the date around your lift slot.
